Updates and Observations from the Pacific Gardens Office

Goodness, it really has been a busy Spring and Summer for the Pacific Gardens Staff! Lots of residents coming and going, plenty of work going on around the community, and many more changes on the horizon. Eventually, we knew that we would want to come back and detail a few quick thoughts that we had in order to make sure we were all on the same page. We hope this will be seen as useful for our residents, or simply for guests inquiring about coming here. Here are a few thoughts:

  1. With the warmer weather, it is common to see more people entering and leaving the buildings. A little time outside or away is good, and while the inside is a great shield from the heat, we should also be careful about who we let in, and who we give codes or keys to. Please make sure that if anyone approaches you to let them inside that you inform them that it is against your lease. Our vendors will always be given access by us prior to coming into the building, but guests should always attempt to make contact with the resident that they are visiting to be let in. Also, please do not distribute keys or codes to anyone that is not a resident. This leaves not just yourself, but others in your building, open to security issues down the road. All guests should be let in at the door or use the panel systems to call out to the apartment for entry.
  2. Animals galore! While it is amazing to see pet owners out and about with their beloved, hairy companions, it is absolutely necessary that everyone clean up after their pet immediately. Pet waste is not just gross because of poor grounds keeper sometimes has to pick it up, but also because our residents have to see it in their front lawns. Let’s face it: our community is much to beautiful to have waste just laying around.
  3. During the summer months, our community sees its fair share of people moving in and out. While it is sad to see residents go, it is important that residents properly dispose of trash and other items accordingly, and that they make sure to provide us a correct forwarding address for deposit. IT IS IMPERATIVE that no large pieces of furniture be disposed by our dumpsters, and that all bagged trash goes into the dumpster, and is not laid beside it. In addition, we want to make sure that everyone receives their deposit, and in a timely fashion, so make sure to provide an address for its delivery!
  4. One more thought comes to mind: we know that a lot of people will find times away from their home, or will be spending a lot of time inside avoiding the summer heat. As such, we ask that everyone be diligent in submitting maintenance reports for items that are damaged or need replaced (especially for emergency items like leaks, power outages, total drain blockages, etc.). We will respond as quickly as possible to these requests. Lastly, our office and staff are taking the safety of our residents as a matter of utmost priority. Try to refrain from submission of very small work orders, and make sure that all residents are feeling well, and are able to either be out of the apartment or in a separate room while the work is being completed (REMINDER: your Rent Café portal is a great place to submit electronic maintenance requests).

With this all in mind, it is our hope that we all have a great summer. Thanks to everyone for making Pacific Gardens a great place to live, and we look forward to finding more ways to engage with all of you in the future.

Perks of Being a Pacific Gardens Resident

Our staff loves working at Pacific Gardens! The grounds are gorgeous, interesting/unique features abound, and our residents are some of the best out there. We enjoy being here so much that we would like to take a moment to let it be known why someone new should want to join our community. These are just a few of our thoughts, but Pacific Gardens has a lot to offer, and we hope these ideas can give people a better understanding of what Pacific Gardens is like!

 

  • Pacific Gardens maintains a wonderful and friendly staff. From the office to maintenance technicians to our groundskeeper, all staff is put here to make a resident’s life as comfortable as possible. We all care and will work tirelessly for you.
  • Maintenance is on-site and responds promptly to all requests. We are more than willing to keep checking in to make sure that everything is done correctly. Plus they will leave cards that can be used to provide feedback, increasing their ability to follow up on all needed maintenance. Finally, all work requests can be submitted online for your convenience!
  • Our grounds are some of the prettiest out there, with lots of open spaces. It is easy to find residents and guests alike walking through our community or to find children playing. We have lawns mowed and maintained once a week, with our groundskeeper going through each day to pick up trash, pull weeds, lay mulch, plant new bushes/flowers/etc. or set up new garden areas.
  • The buildings actually feel like home! With only 8 apartments in each building, boasting large laundry areas and spacious storage rooms available to all residents, this really is a community where you don’t feel like you are living a box right next to a lot of other people.
  • Apartments come included with all sorts of neat and unique features. Whether it is the myriad of large windows that let in plenty of natural light, apartments with balconies, dens, walk-in closets, breakfast bars, and even some with washer/dryer in-unit, there are all kinds of apartments to fit what it is that you are looking for.
  • It’s all about the extras! We offer a Clubhouse for resident use, a fitness center that can be accessed 24/7, garages for extra parking opportunities and a security detail that patrols every night so that you and your loved ones can feel safe.
  • Lastly, our office staff is kind, receptive and will work for you. Whether it is working with residents, interacting with guests, scheduling work to be done in or around your apartment, planning fun events (like how our Christmas party last year), coordinating major work (such as our roofing and siding replacements), or being engaged online and on social media, it is our job and our pride to be active, engaged and courteous with anyone coming to visit.

Two bedroom with a Den…

Wow, how did this happen? Easily one of our rarest apartments here, and coming off a new remodel! Find yourself in a new home with soft-shut cabinets, wonderful new counters with a bar area, a den that includes your washer, dryer and balcony, and a large living room/bedrooms with new flooring. Amazing option? Check. Not exorbitantly expensive? How does $1070.00/month sound for all of this? Plenty of space? Roger that.

Updates at Pacific Gardens Apartments: Looking Forward

On our last post, we talked about some construction projects that were being done along a vast stretch of 78th street right behind our community. A public meeting has been held, and there have been some updates, as well as changes made to the timeline of the projects from our original post. Please find the link to the website documenting these changes here. We will try to be up-to-date with all of this work, and continue to let our residents know so that their are no surprises. That said, construction like this is bound to throw us all for a loop, and we ask that everyone, including our neighbors be patient with the city while it is completed.

Similarly noted will be work that we are going to be completing over the coming weeks! Going back to last summer, a hail storm happened that caused a lot of damage to siding, windows and roofs of our lovely buildings. We were crushed. Hearts broken. However, our office could not let this stand, and over the last few months, we have gotten windows and screens replaced on many of our buildings. We also started re-shingling our damaged roofs, with the rest of this work being completed in Spring. Finally, the time is here! We are now starting to replace siding on buildings that were damaged by hail.

This work is set to begin on Tuesday, February 4th, with crews coming in to work on building 21. After this, they will head over to building 1, and tackle one/two buildings a week. Soon, we will have any buildings with damaged siding fixed. Our excitement is immeasurable, and we hope that this is something that our residents will be happy with, too.

There is other work that is set to take place, too! Much of it is tentative, so for now, we cannot say much. Still, we are looking forward to the time in which we can roll out these improvements. Pacific Gardens is something that we are really proud of; we are blessed everyday with large and open grounds, and comfortable, private apartments for our wonderful residents to enjoy. We know our residents and guests deserve this, so we are more than willing to continue this work to shape the community into something everyone loves. Thanks go out to every person who make Pacific Gardens what it is, and we look forward to positive changes, both large and small.

Presentation on Updates to 78th St Construction Project

Chaos is Coming! Preparing for Construction on 78th Street

Many of our residents here are very familiar with 78th street. If you want to quickly exit the property and head down towards the hospital, escape the rush of Pacific St or visit our neighbors at Villa Vinee, you take 78th. If you live on Pierce St, and want the quickest way out of the community, you go down 78th. Also, and unfortunately so, if you want to drag race down a street, you pull off from 78th and head on down to Pierce St, whizzing through with reckless abandon (this is not advised).

 

It is no secret that this street is an important thoroughfare for our residents and drivers alike. It is a wonderful side street that allows a little bit of overflow to avoid the major traffic on streets like Mercy or Pacific. However, there are ominous murmurs in the distance that…

 

CONSTRUCTION

 

… is on the way.

*Gasp*

How will we all ever make it through? What will that mean for the community? Who would ever do something so heinous?

For now, our office can tell you that work will start around the 27th of January. At that time, northbound lanes on 78th will be closed as MUD works on gas and water lines that run down the length of the road from Bergen to the end of Pacific Gardens. This work is expected to be ongoing into the Spring, but an end date has not yet been confirmed. We also know that work will be conducted by the city to build a sidewalk that spans the length of the previous work. Along with this, new retaining walls will be erected on the west side of the property. However, this will be taking over even more of the street, and will be lasting from Spring to late Summer (again, no official end date to say).

For us here in the community, we will be losing the garages West 17-43. This is incredibly unfortunate, although there is some good news to come out of this. With their removal, we will be replacing them with some standard outside parking, and new electric garages! All of this is very tentative for now, as we are still waiting for a greater idea on the schedule of this work, but for now, their is some good, and some bad, that is heading this way.

We ask that everyone in the community, as well as our neighbors nearby, be vigilant when using 78th for the next few months. It makes us very sad to see this happen, but also overjoyed to hear that we will be getting a new sidewalk, and some fun renovations to our already beautiful property. Please hang in there with us, and we will continue to try to make all of our residents/guests lives as smooth and convenient as possible while this work is on-going.

Holiday Party at Pacific Gardens!

Residents, friends and anyone looking for a good time and to get in the holiday spirit: Pacific Gardens is hosting all Holiday Party on Thursday, December 12th from 5pm – 7pm.

It will be a night of fun, socializing, food and games! These games will even include prizes!

For all residents, feel free to make any side dish that you would like to share with others! (Jordan especially is looking forward to eating an unhealthy amount of food, so anything you could bring him would be appreciated)

Please contact the office to let them know if you expect to attend so that they can get a head count of all attendants.

Give the Gift of Toys this Holiday Season at Pacific Gardens!

Founded in 1947, Toys for Tots is a Non-Profit organization that we hear a lot about during the holiday season. Their mission statement reads: “The basic mission of the Marine Toys for Tots Program is to collect new unwrapped toys and distribute those toys to less fortunate children at Christmas.” The end goal of this program is take on toys from peoples around the nation, to store and sort these gifts, and to distribute them to children in situations that may be getting little in the way of gifts this Christmas.

For most of us, some of our fondest memories were of the time we spent with family and the gifts we were given on Christmas. For myself, the one gift I will always remember is the mini trampoline that I got. This was admittedly one of the worst gifts a parent could give to a household of two young boys with a penchant for running, jumping and climbing, but it was certainly memorable. For Lauren, she recounts receiving a talking Big Bird! Sadly, someone took it and never returned it (so if you are the person who did this, I am sure that she would love to get that back). Still, those kind of gifts are the things one never forgets; that feeling of having something that you played with constantly, and getting that one gift that was so great to see on Christmas day that you could not thank your parents enough.

Imagine now that you are a child that does not get to revel in Christmas the same way. Rather, your Christmas day is spent like just another day. You might sit envious of all the things that other kids got that you didn’t. You might be disheartened that you can’t have fun adventures with your own talking Big Bird, or jump high into the sky with your own trampoline. You might even be sad that Christmas just feels better for everyone else.

That is something that Toys for Tots looks to correct. Children really are our most valuable resource, and investing in them starts with providing them with opportunities to have some fun, stretch their imagination or even try something that they hadn’t before.

So Jordan, how can I help with Toys for Tots this year. What do I have to do, where do I have to go, and what is the cut-off date for donations? Well, I am glad that you asked! We are accepting new and unwrapped toys down here at the office! These can be anything for action figures, to board games and puzzles, to cards and everything in between. Please bring them to our leasing office during our office hours (8am-5pm Monday-Friday, 10am-4pm Saturday), and we will put them in our fun donation box! The deadline for donations is the 6th of December, which is quickly approaching.

Think how amazing it will feel to be the one to give someone their talking Big Bird moment! Think how great it will feel for kids who don’t normally get to celebrate Christmas the way that you and I did. That in itself is reason enough to donate. Plus, even if you don’t live in our community, there are other Robert Hancock and Co. properties that are also taking donations. This way, you can donate no matter which community you live in.

We ask that everyone that is able to help take some time to find a gift that they would like to donate. Christmas has always been more about giving, and we would love to have you help us in giving joy to children in our area. Even if you can’t, please spread the word! It will mean the world to us and those that Toys for Tots serves.

Looking Ahead! Ways to Finish out the Year Strong!

Even though we are starting to see the colder temperatures that come with November, things are just starting to heat up here at Pacific Gardens. We have several projects that are ongoing or will be underway, including repair/re-striping of the parking lots, work on our roofs and siding, and paint touchups on the hallways of the buildings. Because of all of this, as well as to better assist our residents with a couple of housekeeping items, we wanted to point out a few details that residents can pay attention to finish out the year strong!

  1. Make sure to review any information on the bulletin boards, or posted on the entry doors to your building. The same can be said about checking any emails that we send out, as well as our blog or newsletters. These all provide great information on upcoming dates for work, events, etc., and are a great quick resource. We try to put all of this information out in advance, so reviewing any/all of these is a great way to stay ahead of the game, and allow yourself to prepare for anything that might be happening in the community.
  2. Follow us on Facebook or Instagram! We also share updates on these platforms, but we also do giveaways and other fun things. It is a great way to connect with us, possibly win fun prizes and stay in the loop. You can find our Facebook HERE, and find our Instagram page HERE.
  3. Get registered on Rentcafe! The link to register can be found HERE. If you are already registered, but do not have automatic payments set up, we highly encourage it. There is even the option to set up automatic payments for your utility charges! It is a crazy convenient feature and we hope that you can get some use out of it. Moreover, residents can put in work orders on the portal, as well as make posts that other Pacific Gardens users can respond to! With all of this functionality, why would you not use it?
  4. Specifically for winter, we would like all residents to do a quick spot check of their HVAC/Thermostat, as well as checking the windows and doors of the apartment. Make sure that your furnace is heating to the correct setting displayed on your thermostat, as well as making sure that the thermostat is good on batteries, and that it, too, is working properly. Check your windows and doors for drafts, and let our office know if maintenance needs to come in and look at weather stripping or seals on windows. Heck, these kind of requests can even be submitted on rentcafe!
  5. Be on the lookout for cars that are parked in one place for more than several days at a time. We are typically pretty good about spotting these, but we have had a couple reports of cars with no permits being sat in stalls for more than a day’s time without being moved. Along these lines, please look out for cars that are parking in no parking areas, or are not parking correctly within the lines. If you see a car that is like this, you can always call our office, or call Frontline Security at (402)210-5111 if the offending car is present after our office closes.

That should about cover it! It is our hope that this covers our bases pretty well, and that this gives residents enough information to be prepared for all work we do, as well as for the fun winter weather that we are bound to experience! At Pacific Gardens, we like to think that we’re just a little different from your standard apartment community. Wide open courtyards, vibrant and abundant with trees, flowers and shrubbery. Heck, our apartments are like a mystery box; you never know what surprises are going to be in one of them until you go inside. Who doesn’t like a little quirkiness?

Alas, we are mostly in possession of two and three bedroom apartments over here. This is great for roommates, families and the like, but what about those residents who just need a space for themselves or maybe one other person? Is there a space for someone who doesn’t need that much space?

It is possible that we won’t have one available for quite some time…

Or, it is possible that we will have two coming available in November!

That is just so wonderful. We don’t get the chance to help others find a one bedroom apartment very often, but here we are! Read below to get more information on our couplet of offerings:
