The Benefits of Renewing at Cedar Heights

Living at Cedar Heights is great! The apartments are cute and spacious, the maintenance staff is timely, helpful and friendly, and the community is upkept in a way that we can all be proud of. With that said, we know that everyone’s lease will come to an end eventually, and residents will need to make the decision to renew with us or give notice to move to another location. While we understand that it is unavoidable and that some residents may have no other choice than to move (moving to be closer to work, buying a house or important life changes that may move you somewhere else being a few), we wanted to take a moment to highlight some of the perks of renewing a lease with us! Especially with Summer coming up and a lot of movement typically taking place around that time, here are several reasons to stay with us, which include:

  • We offer flexible renewal terms, including a standard 12 month renewal option, or something more short term, such as a 6-11 month option. We even offer residents the ability to go month-to-month in their apartment. Typically if this option is afforded to residents at other communities, there is a $100-$200 month-to-month fee that is added onto your rent each month, but we only ask for an additional 5% month-to-month cost to be added onto your renewal rate!
  • With residents that renew for a full 12 month term and renew early enough (residents will have to refer to the 90 day renewal letter we send them ahead of their lease’s expiration for this date), they can be eligible for a renewal bonus, such as a free carpet cleaning, bathroom or kitchen cleaning, an upgrade to something in their apartment, such as light fixtures/faucet heads/etc., or a free rental of our clubhouse! Many residents here utilize these bonuses yearly to keep their apartment in tip-top shape, and all they had to do is sign a 12 month renewal lease with us!
  • Renewing with us gives you the peace of mind of avoiding a costly and often lengthy moving process. There are no costs for movers/boxes or need for extra cleaning to be done when you stick around! Plus, residents can utilize shorter renewal terms to help themselves plan a move, and if the move goes sideways, can always decide to renew for a longer term! Why start a move in the dead of summer/winter when you can utilize our renewal flexibility to your advantage?
  • If you do have issues or concerns in your apartment, it may be useful to use your renewal as an efficient way to voice those concerns. Of course, we always encourage an open dialogue with our residents and welcome all criticisms, even prior to renewal, but if there is something that needs done or a need that has not been met in the apartment during your time with us, let us know! We want to keep you around as a resident with us for as long as you are willing to have us, and will work towards making Cedar Heights a comfortable space to live.
  • In a final nod to flexibility, we do allow for lease takeovers or swaps of roommates ahead of renewals! Any new residents will need to be approved through our application process, but the rest of the process is pretty straight forward! If a resident wants to make a change to their roommates, or if they want someone new to take over their lease, all they have to do is call our office to get more information on how that process will work.

Our goal is to provide a comfortable community where resident’s needs are being met, with an emphasis on keeping the grounds and buildings as beautiful and maintained as possible. We hope that with anyone’s lease coming to an end, they inquire with our office on ways in which they can stay put! We want to make Cedar Heights a long term home, and that all starts with renewing!

Updates and Observations from the Pacific Gardens Office

Goodness, it really has been a busy Spring and Summer for the Pacific Gardens Staff! Lots of residents coming and going, plenty of work going on around the community, and many more changes on the horizon. Eventually, we knew that we would want to come back and detail a few quick thoughts that we had in order to make sure we were all on the same page. We hope this will be seen as useful for our residents, or simply for guests inquiring about coming here. Here are a few thoughts:

  1. With the warmer weather, it is common to see more people entering and leaving the buildings. A little time outside or away is good, and while the inside is a great shield from the heat, we should also be careful about who we let in, and who we give codes or keys to. Please make sure that if anyone approaches you to let them inside that you inform them that it is against your lease. Our vendors will always be given access by us prior to coming into the building, but guests should always attempt to make contact with the resident that they are visiting to be let in. Also, please do not distribute keys or codes to anyone that is not a resident. This leaves not just yourself, but others in your building, open to security issues down the road. All guests should be let in at the door or use the panel systems to call out to the apartment for entry.
  2. Animals galore! While it is amazing to see pet owners out and about with their beloved, hairy companions, it is absolutely necessary that everyone clean up after their pet immediately. Pet waste is not just gross because of poor grounds keeper sometimes has to pick it up, but also because our residents have to see it in their front lawns. Let’s face it: our community is much to beautiful to have waste just laying around.
  3. During the summer months, our community sees its fair share of people moving in and out. While it is sad to see residents go, it is important that residents properly dispose of trash and other items accordingly, and that they make sure to provide us a correct forwarding address for deposit. IT IS IMPERATIVE that no large pieces of furniture be disposed by our dumpsters, and that all bagged trash goes into the dumpster, and is not laid beside it. In addition, we want to make sure that everyone receives their deposit, and in a timely fashion, so make sure to provide an address for its delivery!
  4. One more thought comes to mind: we know that a lot of people will find times away from their home, or will be spending a lot of time inside avoiding the summer heat. As such, we ask that everyone be diligent in submitting maintenance reports for items that are damaged or need replaced (especially for emergency items like leaks, power outages, total drain blockages, etc.). We will respond as quickly as possible to these requests. Lastly, our office and staff are taking the safety of our residents as a matter of utmost priority. Try to refrain from submission of very small work orders, and make sure that all residents are feeling well, and are able to either be out of the apartment or in a separate room while the work is being completed (REMINDER: your Rent Café portal is a great place to submit electronic maintenance requests).

With this all in mind, it is our hope that we all have a great summer. Thanks to everyone for making Pacific Gardens a great place to live, and we look forward to finding more ways to engage with all of you in the future.

Rare Opportunities Coming Soon

At Pacific Gardens, we like to think that we’re just a little different from your standard apartment community. Wide open courtyards, vibrant and abundant with trees, flowers and shrubbery. Heck, our apartments are like a mystery box; you never know what surprises are going to be in one of them until you go inside. Who doesn’t like a little quirkiness?

Alas, we are mostly in possession of two and three bedroom apartments over here. This is great for roommates, families and the like, but what about those residents who just need a space for themselves or maybe one other person? Is there a space for someone who doesn’t need that much space?

It is possible that we won’t have one available for quite some time…

Or, it is possible that we will have two coming available in November!

That is just so wonderful. We don’t get the chance to help others find a one bedroom apartment very often, but here we are! Read below to get more information on our couplet of offerings:

  • 2503: Available first week of November, $835/month. Remodeled one bedroom, one bathroom + den w/ balcony. Second Floor, 802 sq. ft.
  • 2602: Available 11/22. $735/month. Updated one bedroom, one bathroom. Second floor. 670 sq. ft.

We are very excited to throw some one bedroom apartments into the mix here. If anyone was wondering, we still have a couple two or three bedroom options that are upcoming or are available now, but they are going fast. Whether you want to hop on something a little rarer here, or you are simply looking for a cozy home to settle into for Fall/Winter, we have you covered. Give us a shout! Our staff would love to meet you, and find you the right place with YOU in mind.

Right now, surprises and mysteries abound at Pacific Gardens!
