Updates in Aksarben Village

We have been extremely busy at Pinhook Flats and CUE this summer! We welcomed over 70 new residents in 54 apartments! WOW! You can only imagine the great experiences we’ve had meeting all of our new residents and finding them the perfect home. Through the latter part of summer, we have been upgrading select units, and plan to continue this through the fall. This will be happening at both properties!

Both communities have their own unique features. The larger of the two communities with 182 units, is Pinhook Flats. This complex features floorplans named after famous racehorses as homage to The Ak-Sar-Ben Race Track and Coliseum which closed in 1995. Residents can personalize their apartment in a special way by choosing an accent wall color from our color palette. How fun! Some of the upgrades that are happening here are all new stainless-steel appliances in the kitchen, new wood vinyl flooring, and new carpet in the bedroom(s). This beautiful new look is hard to pass up. See vinyl flooring photo below!

Across the street from Pinhook Flats sits CUE. This community is much smaller in overall size, holding only 45 units, but packs a punch with modern charm. This red-carpet themed complex features all sorts of fun movie theater/Hollywood décor. All units receive a beautiful fresh coat of white paint on the trim, doors, and ceiling. The stainless-steel kitchen appliances, wood vinyl flooring and new carpet are all upgrade options here as well. Included are photos of the stainless-steel and the white trim/doors.

Two Hot Tips to Pay Rent On Time

Keeping up with all your bills due dates can be a struggle at times. Missing a payment or paying late can get costly with late fee charges. It is so important to remember to pay your rent on time. It not only maintains a positive relationship with your property manager, but also can help you avoid late fees and added stress.

Remember, rent is due on the 1st of every month, but you have a grace period until the 5th to make your payments. After the 5th, you will incur a late fee on your account. Here’s two hot tips from the Robert Hancock & Co. crew on how to always pay your rent on time to avoid that pesky late fee!

Set Up Auto-pay

This is the easiest piece of advice you will get for paying your rent on time! In your Rent Café portal, you have the option to set up automatic payment withdrawal. First click on payments, then click on Auto-pay Setup. From this screen you will be able to see your average monthly charges and choose the date you would like auto-pay to pull from your bank account! You can choose either the 1st, 2nd, or 3rd of the month! Be sure to have the money in the account before auto-pay pulls to avoid an insufficient funds charge. We understand that life gets hectic at times. This preferred method of payment eases the stresses of incurring a late fee from forgetting to pay rent.  And it’s totally free to pay online using your routing and account number for your checking or savings account!

Set A Reminder

In your phone or on your computer, set a reminder a few days before the 1st to help you remember to pay your rent! You can go online in Rent Café and see your ledger, which will have your due rent amount and utility charges. You will never be unsure of what your monthly balance is! If you would prefer to pay your rent through check or money order/cashier’s check, remember to always drop off your payments in the drop boxes at your property.

Off-Campus Student Housing

Secure your private studio apartment at Pinhook Flats and CUE at Aksarben Village! We are just walking distance to UNO campus or a short drive to near by institutions. Celebrate June!

June can only mean one thing… SUMMER is here at last! Since we have been so excited for summer to get here, we want to celebrate is as long as we can. Enjoy our first installment of some of the silly and unique June holidays and ways that you can join in on the celebration!

June 8th ~ Best Friends Day

The quarantine has been tough, but think of today as your excuse to make that video call to your best friend to catch up! Reminisce about all of the fun times, and silly stories you share.

History

After the Knights of Ak-Sar-Ben turned over the land to Douglas County in the 1990s, the county first tried to keep the horse track and coliseum open, but both failed. The land was then turned over to the Aksarben Future Trust who now owns the land.  On June 26, 2005, plans were announced to turn the land into a pedestrian friendly mixed-use development combined with the south campus of University of Nebraska OmahaAksarben Campus, and the already built First Data Campus. Construction began in 2006 and the first businesses began to open in 2008 Aksarben is Nebraska spelled backwards.

Developments

Aksarben Village is home to some of Omaha’s major companies. Blue Cross Blue Shield of Nebraska has built and is occupying a 10-story building that opened in 2010 to house their headquarters. First Data built two office buildings there in the mid-2000s. Other business that have opened offices include DLR Group, Grubb & Ellis/Pacific Realty, and Olsson.

Additional developments in Aksarben Village.

Several restaurants such as Jones Bros. Cupcakes,Godfather’s Pizza and Juice Stop have opened, as well as a bank, a Voodoo Taco, a Spirit World wine and liquor seller, a hair salon, Roast Coffeehouse and multiple bars and lounges. Two apartment complexes have opened, Broadmoor and the Pinhook Flats, named in reference to the historic horse track which used to occupy the land. CUE apartments were added in 2016 together the apartments add over 662 housing units to the development.

A 135-room Marriott Hotel opened in 2008; Aksarben Cinema, a 10-screen movie theater debuted in 2010 and Genesis Club fitness center opened in the same complex. Beacon Hills a full-service restaurant and bar, joined the complex in the 2016.

The University of Nebraska Omaha has built their south campus, Aksarben Campus, at the north end of Aksarben Village. The university has added ten three-story dormitory buildings, Scott Village, which opened in 2003 and houses 480 units.e Scott Technology Center and the Peter Kiewit Institute are world class educational and research facilities that partner with UNO and are located on campus. The university has also built the new Baxter Arena at the south end of Aksarben Village.

Within Aksarben Village is Stinson Park, a multi-acre neighborhood and community park named after Kenneth E. Stinson, a former chairman of the Knights of Ak-Sar-Ben and Kiewit Corporation.

Noddle Companies developed  The Inner Rail Food Hall, named as a nod to the location’s former identity, the Ak-sar-ben horse racing track,  provides a one-of-a-kind experience for Omaha residents and travelers alike.

The food hall includes nine vendors featuring different styles of cuisine, all surrounding a central bar. Some vendors are extensions from local favorite shops, while other food vendors are new to Omaha.The thoughtful design and setup of the Inner Rail offers both indoor and outdoor spaces for dining and events.

Pinhook Flats & CUE is special place to live. Not only do we have wonderful floor plans, wood veneer flooring, and parking garages, we are also located in Aksarben Village! We want our residents to know how much we appreciate them calling Pinhook Flats & CUE home. That is why we are going to celebrate Resident Appreciation Day EVERY month! OmaHalf Marathon!

The snow and ice are keeping you indoors, making this year’s cabin fever insufferable. Remind yourself that spring is coming, by preparing for OmaHalf Marathon. The OmaHalf Marathon will be Saturday, April 14th in Aksarben Village. Pinhook Flats & CUE residents have the benefit of being close to the action, not to mention having a 24 hour fitness center. Residents can train to concur their personal challenge, weather it is the 5K, 10 miler, or taking on the half marathon. You can register online! Price includes race entry, souvenir hoodie, and finisher medal.
