As a locally owned and operated management team, we take pride in preparing our communities for every season, especially the cold Nebraska ( & Iowa) winters. We plan ahead so you can feel confident knowing that your home and surroundings are well cared for.

What Our Team Does to Prepare
Long before the first snowfall, our maintenance and grounds crews get to work making sure every system and space is ready for winter weather.

  • We winterize sprinkler systems to prevent frozen lines or breaks.
  • We complete seasonal HVAC filter changes to keep heating systems working efficiently.
  • We clean gutters and prep lawns so they stay in good shape through the colder months.
  • We place salt and grit buckets by every building entrance for residents to use whenever sidewalks become slick.
  • We check and service all snow and ice equipment so we can respond quickly when the weather turns.

These steps help protect the property and ensure our residents can rely on a well-maintained home throughout the winter season.

How Residents Can Help Winterize Their Apartment

  • Keep your heat on, even if you are away. Set it to at least 60 degrees to prevent frozen pipes.
  • During extremely cold nights, let one or two faucets drip slightly to keep water moving through the lines.
  • Close and lock all windows to keep out drafts and help your furnace work efficiently.
  • If you feel cold air coming in around a window or door, let the office know so our team can take a look.
  • Open the cabinet doors under your kitchen or bathroom sinks during very cold weather to let warm air circulate around the pipes.
  • Keep the doors inside your apartment open to allow heat to move evenly through each room.
  • If you plan to travel, double check that your windows are closed, your thermostat is set properly, and let your management office know before you leave so we can check in to make sure your home stays in tip-top shape while you are away! 
  • If you ever notice your furnace not working, no heat coming through your vents, or frozen plumbing, call your management office right away. If it is after hours, contact the on-call emergency maintenance line for immediate help 402-393-2210
