Make the most of your time!

-We love to show off our apartments, but it is always a good idea to reach out by phone or email before stopping by. Sometimes we are unable to show certain floorplans or we simply don’t have anything available in your price range or time frame. A quick email can save you tons of time in the event that we don’t quite have what you need, and in the event we do have your dream home, it ensures that we have time set aside to give you our full attention. We can easily email floorplans, handouts, and pictures, to help get you prepared for your showing.

-During these busy times, you never know when someone will put down a deposit on your dream apartment. Make sure you are ready to fill out an application on the day you come by for a tour. Having your checkbook and paystubs ready to go can help ensure you get the exact apartment you want. We show apartments every day and you never know when someone will complete an application. We also offer a convenient online application option, so even if it’s after-hours, you can secure your ideal apartment!

Set A Budget

-Look at your monthly expenses and income and come up with a reasonable budget for your monthly rent. Make sure to factor in utility costs as well. Our income guideline for applications is at least 3x the rental amount per month as a gross income, but depending on your personal expenses you may want to budget much less than one third of your income for housing. It’s easy to get tempted by certain finishes or amenities, so having a firm budget can keep you from falling in love with an apartment that will be difficult for you to afford in the long run.

Ask Good Questions

-Where are laundry facilities located? What types of pet are allowed? What are the different ways to pay rent and when is it due? These are some examples of questions you may want to ask before and during a tour to help you make a great choice.

With a completed application and a waitlist fee of $150, you can set parameters for number of bedrooms, floorplan, price range, move-in date, etc. Once an apartment comes up within your guidelines, we’ll contact you to get you set up for your perfect apartment. The $150 waitlist fee even becomes part of your security deposit! At Pacific Gardens, we have already started waitlists for two and three bedrooms for summertime move-ins, so it definitely isn’t too early to start thinking about a summer move.
